
We were engaged by a property manager on behalf of the landlord to assist them with a roofing project. The property had a garage at the read with a roof that was severely rusted and falling apart. Notably the damage and structural deterioration made it unsafe to use for the tenants. The overall condition showed clear signs of long-term deterioration and a high risk of failure, so the repairs could not wait.

For safety reasons, the tenants were advised to avoid using the garage until the roof work was fully completed. Given how advanced the rusting and structural wear were, a full roof replacement was recommended as the most reliable way to restore safety and prevent ongoing water entry.

To restore the garage to a safe and weatherproof condition, we completed a full roof rebuild. We removed and disposed of the old rusted roof sheeting, then reframed and secured the roof structure using Cemset tie-downs to improve strength and stability. After the roof framing was prepared, we installed new zinc corrugated roofing sheets across the affected area. We then fitted barge flashing on three sides to protect and seal the roof edges, and installed guttering on one side, noting that no downpipe was included in this scope. While onsite, we also identified a structural concern above the roller door, where the header had a significant crack and the wooden beam below was aged and rotten. We were able to safely work around it by propping and supporting the area during the job, but recommended it be raised with the owner for longer-term attention.

A roof in this condition is not just an eyesore, it is a real safety risk. Rusted sheets and weakened framing can fail without warning, which can put both tenants and the property in danger. Replacing the roof early prevents sudden collapse, stops water entry, and protects the structure from much larger and more expensive repairs later.
The garage roof restoration has now been fully completed, with new framing, zinc corrugated sheeting, and barge flashing all installed and secured. The structure is once again safe, stable, and completely weather-tight. With the roof repaired and the garage brought back to a solid condition, the area is now all good to use again for the tenants.
